Situated within the town of Corfe Mullen, a neglected bungalow, untouched for numerous years, entered the market in a dilapidated condition, exhibiting signs of inefficiency and wear. The neighboring properties presented an attractive landscape, with one having undergone extensive expansion, now standing proudly at three stories. The property's allure lies in its breathtaking views of a valley teeming with nature, fauna, and flora.

The new homeowners, a remarkably kind and generous family, reached out to us. One member, a former police officer, actively participates in a charity dedicated to caring for seriously ill children, dedicating a substantial amount of time to helping those in need. Working alongside them was an honor as we aimed to redesign the house, transforming it into not just a tranquil haven for the family but also a space to host children from the charity.

Understanding their needs, we began crafting a design that maximized the panoramic views while providing a flexible living space tailored to family life and socializing. Aware of the General Permitted Development allowing for 2 additional storeys without planning permission, our initial designs incorporated a 3-storey layout, adhering to the 25% rule concerning neighbors' properties, as outlined in the BRE document on site layout planning for daylight and sunlight.

Early discussions with the planning department revealed that a 2-storey addition would be more feasible. To avoid overwhelming the structure, it was agreed to opt for a modern flat roof instead of a pitched roof on the second storey, aligning with other similar houses in the valley.

Navigating through an in-depth planning process, we secured approval on our first attempt, despite strong objections from the Town Council regarding the modern aesthetic. As construction nears completion, the contemporary flat-roofed home seamlessly integrates with its surroundings.

The site's gradient rises from the private road to the front door, leading into a welcoming entrance lobby. The ground floor boasts a utility room, a workroom, and an open-plan kitchen, dining, and living room, featuring large sliding doors opening onto a private terrace with spectacular views of the valley. Upstairs, three double bedrooms, a family bathroom, and a luxurious Principal bedroom with walk-in wardrobes and ensuite await. Both the Principal bedroom and front double bedroom extend to a balcony along the front, offering an ever-enchanting view.

Externally, the home will showcase a palette of modern, sustainable materials, with gardens adorned in lush lawns and pathways providing access throughout.
